For our Tenants

 

We treat all applicants fairly and equally.  Hill & Clark pride themselves on their level of professional service and the high number of tenants who recommend us to their friends.

 

With the Landlords help we aim to present all of our properties to the highest standards, at fair market rents.

 

We will carry out accompanied property viewings, which will be with experienced staff  who will be able to answer your important questions.  If we can’t answer a question on the spot, we will make every effort to find the answer and come back to you.

 

All persons over 18 years of age who intend to live at the property will need to be fully referenced.  This referencing must be completed before you are allowed to enter the Hill & Clark family of tenants.

 

Dedicated Property Manager: Each property has a dedicated qualified property manager, this person is notified to you once you are accepted into one of our properties.  Your property manager will get to know you, your family and be familiar with your home.  We find this is the best way to ensure you receive the service levels you deserve.

 

We will provide an emergency call out telephone number for you.  Ensure any emergency is dealt with as swiftly as possible, by suitable qualified tradesman, allowing for the circumstances.

 

Property Inspections:  We contract with the Landlord that we will carry out property inspections, which you will be given notice of in writing.  This is often an opportunity for you to discuss any issues which may be concerning you, with your property manager.

 

Property Deposit:  We will register your deposit with the Tenancy Deposit Scheme and provide you with all the relevant information about how to ensure its swift return at the end of the tenancy.

 

We will deal fairly with any post tenancy deposit issues and allow for fair wear and tear over the course of the tenancy.

Submission of an application and the payment of any application fee or holding deposit does not signify acceptance as a Tenant for the specified property.  In the event of an application not being accepted we are unable to give reasons or enter into further discussion on the matter.  Your passport or driving licence will be required as personal photographic ID for all applications.
 

Failure to fully and accurately complete an application may result in delays or non acceptance.  Once applications have been forwarded to the referencing company if a reply is not received within 7 working days the property will be put back on the open market.  No application fee will be refunded once referencing has commenced.  An unsuccessful application not forwarded for referencing will have 3 months from submission to collect their forms and application fee.  After 3 months the forms will be destroyed and the fee non returnable.

 

A deposit equivalent to one and a half months rent will be required at the time of signing the tenancy agreement plus one month’s rent in advance.  Payment must be by cash or cleared funds.

 
Properties under our management are only available on fixed term tenancies, under which you will be committed for the full term of the tenancy.  There will be no provision for you to give notice to bring the tenancy to an end during the term.

 
Tenants must provide cover for accidental damage to the Landlord’s property, fixtures, fittings and possessions and are advised to consider insuring their own contents in the property.

 
All future payment of rent must be made by standing order.

A fee of £80.00 (Inc. VAT) per person – will be payable at the time of submitting your application so that references and a credit check may be taken.  This fee is not refundable.  If a guarantor is required there will be a further fee of £80.00  (Inc. VAT) per guarantor.  Once an offer of a tenancy is made then it will be expected that a tenancy will be commenced within two weeks or the property will have to be re-marketed and until such time as the legal agreement is signed all dealings remain subject to contract.

 

An accompanied check in fee of £200.00 (Inc. VAT) is payable before your move in date is booked for producing the lease agreement, the handover of the keys and checking the inventory and schedule of condition with you at the property.  Should a further Right to Rent check have to be carried out during your tenancy then a fee of £20 (Inc. VAT) will be payable. Upon vacating the property there will be no fee will be payable for the check-out against the original inventory at the property.
